The implosion of the mortgage lending market along with skyrocketing adjustable rate mortgages and falling home prices across the Country have created an economic "perfect storm". Foreclosures are being filed faster than our County Courthouses can process them. Homeowners are losing their homes. Mortgage and real estate professionals are losing their jobs. Banks are getting stuck with huge inventories of houses they can not possibly sell for what is owed on them. While our representatives in Congress work to come up with a solution to this crisis, what are we to do in the meantime? The only answer for many people facing foreclosure is a short sale.
What is a Short Sale? Very simply, a short sale is when a mortgage lender or lenders agree to accept less than the total amount of money they are owed on a piece of property in order to facilitate the sale of the property. This is done when the owners of the property have fallen behind on their mortgage payments and a foreclosure on the property is imminent. A short sale allows the property to be sold and the lender to recoup some of its losses. It also allows the property owner to sell the property and avoid having a foreclosure ruin their credit and economic future for the next ten years.
